A barrier island with water on both sides
The beachside communities — Melbourne Beach, Satellite Beach, Indialantic, Cocoa Beach — sit on a thin strip between the ocean and the lagoon, exposed to Atlantic surge from the east and lagoon flooding from the west. The oceanfront is largely VE flood zone, the wave-action designation that is the most severe and most expensive to insure; the lagoon side adds its own flood exposure. An elevation certificate is usually the document that most moves the premium, and homeowners policies never cover flood anywhere in Florida.
